Amendments suggest no Building Fee from orphanages: Purnima

JAMMU, Feb 8: No Building Fee should be charged by Jammu Municipal Corporation (JMC) from religious buildings and orphanages and the Labour Cess collected by JMC should be stopped and the same should be charged by the Labour Department itself.
This was informed by Deputy Mayor, Advocate Purnima Sharma in a press conference here today while informing about the amendments in Unified Building Bye Laws (UBBL) 2021 suggested by the Committee headed by her during the special session of JMC General House yesterday.
She said that other such amendments suggested included building permission after the removal of violations or on charging a fine, for constructions where ground floor already exists in violation.
The Deputy Mayor further said that amendment for lowering Value Capture Fund was also suggested along with that of lane width relaxation for built-up constructions to get map approvals.
“Approval of colonies with relaxation, if the existing approach road width is less than required, for colonies upto 1 hectare, has also been suggested along with allowing stilt floors in UBBL 2021 only on roads more than 6 meter width,” she maintained.
Purnima Sharma also said that more suggestions extended to amend UBBL 2021 included that ramps should not be allowed beyond drains along the plot boundary and in case there is no drain, the ramp should not exceed beyond 0.75 meter from the plot edge.
She said, if entitlement of freehold plots/lands of the JDA and J&K Housing Board is clear, then there is no need for NOC by the same departments.
“If an individual starts any kind of repair on their own, then it will be their responsibility to inform the concerned department and they would be liable for the clearance of debris if put outside their land,” the JMC Dy. Mayor said.
